Section 2 - Foundation A Areas to be observed 1 Foundation. 2 Crawlspace from access opening. A Ventilation. B Wood seperation from soil. C Presence of drainage systems or sump pumps within foundation footprint B Locations to be reported: 1 Any of the above observable areas showing signs of "Red Flags". 2 Under-floor access opening. C The inspector is not required to: 1 Enter under-floor areas with a height less than 48". 2 Move stored items, vegetation or debris, or perform any excavations or other destructive or intrusive testing to gain access. 3 Operate or evaluate adequacy of sump pumps or drainage systems. 4 Perform any intrusive examination or testing, or use any special equipment such as, but not limited to, levels, probes or meters.
Sections 3 - Roof A Areas to be observed 1 Roof covering type and general condition from ground level. 2 Vents, skylights and other penetrations. 3 Roof drainage. B Locations to be reported: 1 Any of the above observable areas showing signs of "Red Flags". C The inspector is not required to: 1 Climb up a ladder or walk on the roof. 2 Perform a water test. 3 Determine useful life, evaluate roof condition, installation defects, or for active or latent leaks or condensation.
Section 4 - Plumbing A Areas to be observed 1 Water pipes. 2 Visible fitting supply and waste lines. 3 Visible vent piping. 4 Water heating equipment. B Locations to be reported: 1 Any of the above observable areas showing signs of "Red Flags". C The inspector is not required to: 1 Operate any valves or faucets. 2 Test shower pans. 3 Water test any drains.
Section 5 - Interior A Areas to be observed 1 Walls, ceilings and floors. 2 Ventilation [bathrooms, kitchen and laundry]. 3 Doors and windows. B Locations to be reported: 1 Any of the above observable areas showing signs of "Red Flags". C The inspector is not required to: 1 Evaluate the condition of floors, walls and ceilings other than evidence of moisture damage. 2 Lift floor coverings.
